A bold evolution is underway at Tanger Outlets Deer Park as Main Event prepares to debut its first New York venue in early 2026, transforming a 46,189-square-foot storefront adjacent to Saks Off 5th and Regal Cinemas into a multi‑experience entertainment hub.
The new Main Event complex will offer a lively mix: bowling, laser tag, arcade games, billiards, gravity‑rope courses, plus a full menu of food and beverages. This addition aims to position Tanger Deer Park as a premier destination where people can shop, dine, and play in one convenient location.
According to Lisa Samperisi, Tanger Deer Park’s marketing manager, the project will broaden the center’s appeal and make it a go‑to spot for both shopping and entertainment. In related news, the Nike store at Deer Park is moving to a larger space nearby, expanding its presence alongside Polo Ralph Lauren, Ugg, and Karl Lagerfeld. The retailer promises an elevated, digitally enhanced shopping experience at the new location.
These changes form part of a broader reimagining of the 739,000-square-foot center. Over the past month, new tenants such as Canada Weather Gear and Toys"R"Us have opened, reflecting the center’s ongoing revitalization. Other new additions this year include Birkenstock, Marc Jacobs, and Pandora, expanding the lineup to more than 100 stores.
From a market perspective, Tanger Outlets Deer Park reports a 4.4% retail availability rate, higher than the Bellport and Riverhead outlets at 2.2% and 0.3%, respectively, according to CoStar, a provider of commercial real estate data. All three sit below Long Island’s overall retail market average of 5%, suggesting strong performance, says Jared Koeck, associate director of market analytics at CoStar Group. Notably, only one space remains vacant at Deer Park—an over 30,000-square-foot area left by New York Sports Club.
